野火购屋记 (开帖,写于 24-6-2009)

接下来转贴本人于 24-6-2009开始在佳礼的新加坡论坛所写的购屋记 (http://cforum6.cari.com.my/viewthread.php?tid=1652165):

开这贴是为我的人生大事“购屋”做个记录,也作为分享。

2007年考虑来新加坡定居时我就开始研究新加坡的房子,2008年1月来新至今还未购屋,可是女儿2010年7月就要报读小学了,所以最迟也要在2010年3月前买间屋子以便有个固定的家了。

我算是第一次要买屋子,而这间屋子将会是人生的最大投资,绝对不能马虎。

我想买屋子跟买股票的心理类似,希望在屋价最便宜时买,买了后就希望屋价不再往下掉而一路往上升。

也就是说如果觉得屋价会掉的话我是不会去买屋子的。

而当我买了屋子后,我是不会希望屋价还再继续掉的。

2007年时,我本打算来新半年内就要买屋的了,可是那几个月的转变太大了,网上读到的新加坡房产新闻是这些:

It is believed to be the first time an HDB flat has crossed the $600 psf mark.

当时我注意到有些交易买主是用现金买屋的,我也读到一份华文报的预测“百万组屋”将出现在那里的报道。

我不是专家,也向来不会管专家说什么,我只会根据我的判断,而我的判断就是决定不要买屋,先租间屋子住。

就像我向一位问我为什么不要快点买,告诉我屋价是不会掉的COV也是一定要的人说的,我是在跟市场赌一把,赢的话赢多少还不知道啦,输的话输掉的就是我付的房租。

到现在为止,我是在输钱。

2008年5月开始的一年,我租的这间3房式每个月$1,600,共输了$19,200。

2009年5月开始,我已经成功把租金降到$1,300,现在每个月多输$1,300。

还好是输得心平气和,有时还告诉自己说每个月省了几十块的TownCouncil的SC&C,还有省下了给银行的房贷利息(如果贷款$300k,利率2%,一年“大概”给银行$6k利息)
